STUDENT'S COMMITMENT:
  • Arrive at each class ready to learn
  • Timely notification when absent
  • Discipline during classes and rehearsals
  • Participation in UAC performances
  • Respect for themselves, educators, and fellow participants
  • Maintain good grades in school or college
  • Mentorship amongst fellow participants    



PARENTS' COMMITMENT
  • Consistent participation of student - never using the UAC as punishment tool (Students are allowed to miss only one class per week)
  • Support of the "We are all stars" / "There are no stars" UAC philosophy
  • Protection of the UAC amateur status - Students receive no payment for performances - Neither perform with groups receiving money. All monies return to UAC programming.
  • Class attendance whenever possible as support/chaperon &/or studentTimely payment of class fees ($35/student or $50/family per month payable by the 15th of each month.

Brandon has been in UAC programs since he was nine. He is now 15 with his sights on going to college as a music major. He use to spend his free time running the streets. Now he belongs to his high school band, he is the drummer for his church choir, and works as a teaching assistant for the UAC.

Participants of any of the UAC programs are invited to become a member of the Award Winning Urban Arts Ensemble which tours throughout the Hampton Roads region as well as other parts of the state and country. Members of the Urban Arts Ensemble have been the invited guest performers of such dignitaries as the Governer of Virginia. They have also been guest artists and featured performers as far away as Albright

College in Reading, Pennsylvania.  The ensemble has produced numerous local recitals and has consistently earned gold and silver ratings; receiving special recognition in '08,'09,'10, &'11 as the exemplar of building community using the arts  from the Virginia Arts Festival National Panorama competition.

Please contact us and make an appointment.  In order to continue with the pre-qualification process, it is very important that you provide us with the following documentation. Please make copies of this information and bring it with you to your scheduled appointment.

Below is a checklist of the required information that is needed:
  1. ____Last (2) most recent paystubs
  2. ____Last (2) most recent bank statements (checking and savings accounts)
  3. ____2009 and 2010 W's attached to completed & signed tax returns
  4. ____Child Support Court Order
  5. ____SSI Award Letter (Disability/Retirement etc.)
  6. ____Pension Statement
  7. ____Complete Bankruptcy Papers ( List of Creditors & Discharge )
  8. ____Complete name, address and phone # for landlord.
  9. ____Contact name and phone# for immediate supervisor to verify employment.
  10. ____Statements for any asset accounts (401K, thrift plans, tax refunds, etc.)
  11. ____Credit explanation letter, explaining in detail derogatory credit situations.
  12. ____Receipts for any debts/collections that have been PAID IN FULL.

By providing this information, it will help us to process your housing application much faster.

The Center for Community Development (CCDI) has been creating safe, affordable housing for First Time Homebuyers since 1991. Over 100 families have moved into homes that were either newly built or rehabilitated. Homes are primarily built in the Portsmouth and Newport News Virginia, however, CCDI is approved to and has constructed homes throughout the Hampton Roads region.

By offering a greater quality of construction, providing adequate square footage and desirable amenities, the organization now attracts Qualified Buyers from a wide range of economic and social situations.




- 85% of CCDI's Homebuyers receive help with downpayment and closing cost assistance


- Since 1990 over 275 citizens have been housed through CCDI"s Arrodable ZHouseing Program.

- HOME funds are offered through the City of Portsmouth's HUD/HOME Program providing downpayment and closing cost assistance to qualified First Time Homebuyers.

- CCDI continues to receive certification as a HUD Certified Non-profit for participation in FHA programs.

- CCDI has completed homes in the Portsmouth neighborhoods of: Prentis Park, Prentis Place, Park View, West Park View, Shea Terrace, Mount Hermon and Port Norfolk and Cavalier Manor.

- CCDI has also completed homes in Newport News, Hampton, Norfolk, Suffolk, and Smithfield, VA

- CCDI continues to provide First Time Homeownership education


CCDI customers include retired elderly couples, to single parent(s), schoolteachers, retirees, counselors, police officers, active military and Naval Shipyard workers.

NOTE: CCDI's completed houses once sold for as little as $35k, but now appraise and sell from $70k - $116k.  In 2010 over 13 million dollars in real estate value. has been created through homes developed by CCDI.



CCDI is committed to decreasing blight, improving the community landscape of our neighborhoods, while providing homeownership opportunities throughout Hampton Roads.

The Allen Family
 
Mr. and Mrs. Phillip and Nicole Allen are CCDI homebuyers.  The young couple purchased a newly constructed home on Staunton Avenue in the Prentis Park section of Portsmouth, just in time for Christmas, with their 4 year old daughter, Sade.

Phillip Allen, has been in the United States Navy for over 10 years.   His commute to work is minimal since the family purchased a home in close proximity to the Norfolk Navy Shipyard, in Portsmouth, where he currently reports.  Ms. Allen is a nursing student at Tidewater Community College, and works full time. 

Mr. Allen is from fast-paced Queens, NY.  His wife is from laid-back, Winston Salem, NC.  Fortunately, they
both have found the Hampton Roads area to be the perfect balance of brisk city, and down-home country lifestyles.  The Allen’s have now had their second child, a son. 

When asked about his home-buying experience with CCDI, Mr. Allen expressed, “It is a blessing to be able to purchase a home.  It was also great to have a team to work with from the realtor, to the loan officer to you all (CCDI Staff).  I’ve been given an opportunity to do something that many in my family weren’t able to do in the past.  I always wanted to be able to pass the legacy of home ownership to my family, especially my children.”

I. Introduction 
The introduction will summarize what the business is, highlight how you are the person that can make it profitable and what you are requesting.
Describe:
Type of business: Is it retail, wholesale, manufacturing or service
Age: Is it a proposed start-up, an expansion or the purchase of an existing business? (If you are buying an existing business, state how long it has operated in that location).

Legal Structure: Is it a sole proprietorship, partnership (limited or general), or corporation (C, S, or Limited Liability-LLC)? If the business is a partnership, it is necessary to prepare and include partnership agreement in the attachments section of your plan.
Owners: List all owners, the percent of ownership of each, their investment and their current or proposed compensation plan.
Sources and proposed uses of funds: Include a list of what will be purchased with the loan, from whom you will purchase these items listed and the benefits that will result.
Proposed Collateral: This may include inventory, machinery, equipment and real estate. Don't forget to include the appraised or market value of each item listed. List separately proposed purchases and assets you already own if they are going to be used in this business. If you have mortgages on any item submitted in this section include the balances owed on each. 


II. Business Activities
This section describes what the business does and how it will succeed in its location. Provide an evaluation of the industry in general (is it growing or in decline), an objective description of the competition and a discussion of who, what, where, when and how it will be done.
Describe:
Products or services: A specific list of items you will sell.
Market area and your potential customers: Any sales claims listed in your financial statements are best substantiated here. It is a good ida to use letters of support from potential customers or a survey that might strengthen your claim.

Competition: Define your competitive advantage. List your competition, their location, their strengths and weaknesses and how that will affect your sales.
Sales Strategy: How will you attract and keep your customers? How will you turn your product or service into sales?
Employees: Include yourself if you work in the business and list all responsibilities that each employee will have. Don't forget any part-time help and their proposed schedules.


III. Management
This section will show why you will be able to do what it is you say you are going to do. Include what management services will be provided by you or your employees and what services will be provided by outside professionals.
Describe:
Your experience: How is it related to the line of work that will be needed in the business?
The management team: If anyone else will be working in the businesses and have management responsibilities, include their resume, a list of their responsibilities and their proposed salaries or wages.


IV. Financial Information
Here is where you demonstrate to the lender your need for a loan and your ability to repay. It is important that the financial information be consistent throughout the plan as well as on the Personal Financial Statement, and the Loan Application. If yours is an existing business, it will be necessary to provide up to three years of previous business and/or personal tax returns. This shows your business trends and how well you have manage and marketed your business. The proposed owners of a start-up should submit their personal tax returns for the past three years.
Projections are necessary for either an existing business or a start-up and must be based on realistic and verifiable assumptions from your local market area. For an existing business, projections will be compared to past performance. Significant differences between your actual business performance and projected future performance should be explained.

Include:
Historical business or personal financial statements for the past three years.
A monthly cash flow projection for up to three years, depending on the terms of the loan.
Existing businesses should include:
Most recent Balance Sheet and the Profit/Loss Statement.
If you are purchasing an existing business:
An appraisal or verification of value anticipated purchases and financial statements from the prior owner will be required. 


V. Supporting Documents
Attach any documents that will strengthen your plan by supporting the borrower and the borrower's capabilities. You may want to include any information that will further substantiate your claim. Examples could include surveys, letters, contracts, and purchase orders.

Small Business Administration (SBA)  Award


For the citizens of Hampton Roads, the Middle Peninsula, the Eastern Shore, VA and the city of Franklin CCDI’s Cottage Industry program acts as a catalyst for low income persons, women and minorities, to realize their dream of small business ownership. This program is designed to nurture and implement neighborhood capitalism. The programs mission is:

"To be a catalyst in the establishment or expansion of very small business ventures in CCDI’s service areas, in Virginia, through the dispensation of inspiration, training and/or financing."

The Cottage Industry Program of the Center for Community Development, Inc. (CCDI) is known on the national and state level as "Microenterprise". 

Qualified individuals must be able to provide the following:
  • A well researched, workable business plan for your particular type of business
  • Management experience and industry experience
  • Personal credit history (derogatory credit must be addressed)
  • Ability to repay the loan
The Cottage Industry Advisory Board, comprised of community business leaders will review all loan requests. This is not a grant program. All funds distributed are loaned and must be paid back with interest.
